Job Overview
We are seeking a dedicated and experienced Property Manager to oversee the daily operations of our residential and commercial properties. The ideal candidate will possess a strong background in property management, with a focus on maintaining high occupancy rates and ensuring tenant satisfaction. This role requires excellent organizational skills, attention to detail, and the ability to manage multiple tasks efficiently.
Responsibilities
- Manage all aspects of property operations, including leasing, maintenance, and tenant relations.
- Ensure compliance with Fair Housing regulations and landlord-tenant laws.
- Utilize the property management software AppFolio for data entry, filing, and customer relationship management.
- Conduct regular property inspections to ensure maintenance standards are met.
- Handle tenant inquiries and resolve conflicts in a professional manner.
- Negotiate lease agreements and contracts with prospective tenants.
- Provide exceptional customer service to tenants, addressing their needs promptly.
- Coordinating maintenance requests and repairs in conjunction with the Maintenance Coordinator.
- Finalizing tenant move-out dispositions, accounting, refunds, and disputes per local and state laws.
- Preparing leasing agreements, addendums, and resident forms and managing tenant documentation.
- Performing property inspections to ensure compliance with safety, legal, and maintenance standards and to prepare the maintenance coordinator for unit turns.
- Assisting the accounting department in preparing monthly financial reports and budgets for owners and other stakeholders.
- Work with the legal team to manage the delinquency process from first notice to eviction.
Skills
- Proficiency in LIHTC, Section 8 programs, and landlord-tenant law is preferred.
- Strong negotiation skills with experience in contracts and upselling services.
- Excellent conflict management abilities to handle tenant disputes effectively.
- Background in real estate administrative tasks with knowledge of property leasing processes.
- Familiarity with CMMS (Computerized Maintenance Management Systems) for tracking maintenance activities.
- Strong office experience, including data entry, filing, and phone etiquette.
- Ability to provide outstanding customer service while managing multiple priorities in a fast-paced environment.
