Position Overview:
The Assistant Asset Manager supports the Asset Manager in overseeing maintenance, property improvement, and resident activities across multiple public housing complexes. Responsibilities include assisting with tenant eligibility, property management, inspections, and resident engagement.
Essential Duties and Responsibilities:
Tenant Eligibility and Certification:
- Assist in reviewing tenant applications and recertification forms.
- Schedule and send notification letters for recertification.
- Conduct tenant eligibility assessments and income calculations.
- Ensure compliance with housing regulations and maintain accurate records.
Property Staff Oversight:
- Interpret and apply organizational policies.
- Assist in staff training.
- Maintain positive relationships with housing project staff.
- Attend resident council meetings.
Property Maintenance and Inspections:
- Conduct move-in, move-out, and periodic unit inspections.
- Document unit conditions with photos.
- Monitor property maintenance standards and safety.
- Create work orders for maintenance issues.
Rent and Charges Monitoring:
- Manage rent collection, delinquency notices, and eviction processes.
- Counsel tenants on lease violations and referrals.
- Assist in fraud investigations and legal actions.
Resident Engagement:
- Promote resident involvement in programs and activities.
- Consult with residents to resolve disputes and make referrals.
- Maintain positive rapport with tenants.
- Attend relevant training and meetings.

Knowledge and Ability Requirements:
- Familiarity with housing authority policies and HUD regulations.
- Proficiency in basic arithmetic computations.
- High school diploma or GED required, with relevant clerical experience.
- Preference given to candidates with property management experience.
Physical Demands:
- Ability to lift, carry, and push up to 25 pounds.
- Ability to climb stairs and perform physical duties as needed.
- Must be able to stand, walk, sit, speak, hear, and see to perform job duties.
Special Requirements:
- Valid State of Florida Driver's license and insurable vehicle with a satisfactory driving record for the last three (3) years.
