Compensation- at an amount commensurate with experience. Job Description
Summary
The General Superintendent will support and consistently reinforce Loven Contracting’s culture and values and improve quality control by working with those involved in the field operations of the projects they oversee.

- Support Superintendents in implementing the vision for project planning, coordination, sequencing, and site utilization, particularly on larger projects.
- Support Superintendents in ensuring that company procedures and ethics are adhered to thoroughly and consistently.
- Support Superintendents in ensuring that OSHA compliance is adhered to thoroughly and consistently.
- Assist in developing a high-performance team through supervision, training, and coaching of jobsite Team members.
- Assist in identifying and solving jobsite problems/issues preemptively or earlier and report them to the Project Superintendent and Project Manager to facilitate the most cost-effective solutions.
- Assist in directing field personnel according to the project plan and Loven Contracting’s supervisory principles.
- Assist the Pre-construction Team in identifying pre-mobilization activities prior to pre-flight meetings on a limited basis.
- Foster and enhance owners, designers, subcontractors, and vendor relations
- Foster and enhance PM/Superintendent relations
- Assist Team members in adhering to the project schedule
- Represent Loven Contracting with owners, designers, consultants, government entities, subcontractors, and vendors

- Valid driver’s license with a good driving record as determined by our insurance company guidelines
- Ability to learn the Superintendent software and integrate it into the daily workflow process
- Approve labor and materials budgets on all Loven Contracting self-perform projects
- Enforce all Loven Contracting safety standards at construction sites
- Participate in the pre-construction phase of projects, as required
- Understand owner and subcontractor contracts
- Monitor weekly schedules and verify percent completion and compliance
- Identify potential delays in scheduling, sequencing solutions, and workarounds
- Assist with Manpower scheduling
- Maintain existing client relationships
- Assist Superintendents in interpreting plans and specs
- Assist Superintendents in maintaining a set of accurate as-built drawings
- Assist Superintendents in ensuring all scopes of work are clear and being completed
- Assist with baseline schedule development based on contracts, subcontractor input, and other factors that might impact the schedule
- Assist Superintendents with subcontractor coordination
- Assist as needed in communicating and coordinating with trade partners before and during the project
- Coordinate submittals between the design team, subcontractors, and AHJ
- Coordinate with utility companies as the project scope requires
- Participate in closeout requirements as needed, including electronic punch lists and as-builts
- Formulate and execute budgeting and scheduling recovery plans
- Review and interpret plans and subcontract scopes of work
- Coordinate with the AHJ and any needed inspections or special inspections
- Participate in project pre-flight and post-flight meetings
- Attend owner meetings on an as-needed basis
- Maintain a quality installation to the level of Loven Contracting’s requirements
- Be responsible for project dimensioning and conformance with plans
- Continually access and apply Loven Contracting’s safety rules to all activities
- Organize and maintain material orders according to a schedule
- Coordinate with various designers, other agencies, and utility companies as needed
- Simultaneous trade partner management
- Verify that all document control measures are being followed (documents filed, photos taken and filed, etc.), including for all addenda and revisions
- Assist in the review and response of RFI, shop drawings, product data, and any other documents required for the successful completion of the project
- Ensure Superintendents conduct safety meetings regularly. Sit in on those meetings as necessary
- Works with the Project Team to recover all legitimate GC costs relating to owner changes
Work environment
- Majority of time is spent on construction sites, indoors or outdoors, based on projects
- Some time in office, primarily prior to project start and after project completion
- Primarily working with Superintendents, Subcontractors, and our Craft Workers
- Designated work area for completing paperwork, calls, etc.
- Some projects based in active healthcare environments
Physical demands
- Must be able to lift up to 50 lbs. at times
- Must be able to navigate across uneven terrain when at construction job sites
- Must be able to navigate the use of ladders when at construction job sites
- Must be able to withstand long hours each day, traversing job sites
Travel
- Extended stay near project locations may be required to perform these duties for certain projects. Loven Contracting pays for accommodations and per diem per employee handbook guidelines.
Required education and experience
- At least 10-15 years of General Contractor Superintendent experience in the type of construction Loven Contracting performs
Preferred education and experience
- Health care experience as a Superintendent
- Familiar with LEED (or equivalent) principles; accreditation is beneficial
- Understanding of OSHA job site requirements, OSHA 30, preferred
Knowledge/Skills Required
- Good written and verbal communication skills in English
- Proficient with project management and scheduling software
- Proficient with reading and interpreting construction drawings, specifications, contract documents, scopes of work, and project schedules
- Excellent computer skills
- Excellent knowledge of all aspects of construction and sequencing
- Knowledge of task timeframes and associated costs to assist PM with change order preparation
- Knowledge of contracts and how to implement the information while the project progresses
- Ability to efficiently multitask and handle competing priorities between the company’s business needs and organizational issues while maintaining excellent customer relations
- Must understand business judgment and the balance between budget and construction processes
- Must have the judgment to know when to appropriately escalate issues up the chain of command
- Excellent management skills to effectively manage the Superintendent and subcontractor performances to a high quality
- A strong sense of urgency and initiative, the ability to quickly study and react to complex issues, and resolve conflict effectively in a firm but fair manner
- Excellent problem-solving skills and the ability to take action confidently and decisively.
Work authorization/security clearance requirements
- Must be able to clear government and hospital access requirements, which may include background and motor vehicle checks, immunizations, etc.
