Job Description
The Closing Quality Assurance Analyst is an advance level position responsible for supporting the Mortgage Operations Department. This position leads the Quality Assurance testing for loan fee disclosures associated with residential mortgage. This position develops and executes quality reviews for both prior to closing and post-closing activities, including Loan Estimate and Closing Disclosure to identify, report and assist with defect management based on an understanding of the CFPB regulatory requirements. This position manages the investor defect and repurchase requests, working with Sr. Management and the Investor to resolve issues and prevent deficiencies going forward. This positions also acts as a backup to our Fulfillment team, auditing and generating initial disclosures on a portion of residential loan applications. The Mortgage Closing Quality Assurance Analyst must possess an advanced level of regulatory comprehension with an ability to apply the knowledge thoroughly to maximize the effectiveness of quality risk controls within the production and operational loan departments.

How You'll Spend Your Time
- You will conduct Quality Assurance audits on the Closing process to ensure compliance with TRID, CFPB regulations, and internal standards.
- You will review Loan Estimates and Closing Disclosures for timing, fee tolerances, and regulatory accuracy, issuing borrower refunds when needed.
- You will report monthly QA findings to senior managers and collaborate with Operations to correct defects within regulatory deadlines.
- You will analyze process gaps and trends across departments to identify root causes and implement remediation plans.
- You will manage the Investor Deficiency/Repurchase process, including auditing files, tracking requests, and leading triage meetings.
- You will perform daily Mortgage Operations support tasks such as UDM and TCPA reporting, VA COE retrieval, and disclosure monitoring.
- You will prepare and send Initial Disclosures accurately and on time, ensuring data accuracy and regulatory compliance.
- You will compile and distribute monthly risk reports to senior leadership highlighting key risk indicators and trends.
Education & Experience Requirements
- Knowledge and understanding of overall residential mortgage origination practices and procedures, industry best practices, and investor/insurer/guarantor and regulatory requirements encompassing conventional and government loans related to retail origination methods.
- Knowledge and understanding of CFPB regulatory requirements for TRID disclosure timing and fee disclosure to client.
- Ability to accurately interpret and articulate BOKF, investor/insurer/guarantor, and quality related regulatory requirements, including how specific defects or defect trends correlate to the requirements.
- High-level understanding of NET O (LOS) as it relates to required data entry, documentation, and relationship of system to workflows. Good understanding of BOKF Mortgage delivery, insuring, and servicing system as it relates to data requirements or interfaces driven from the LOS.
- Understanding of BOKF utilized origination quality support systems and interfaces such as Fraud Guard, Mavent and Compliance Ease.
- Excellent analytical and problem-solving abilities with attention to detail and accuracy.
- Must be able to analyze, compile data and present spreadsheets, reports, and proposals to management.
- Proficient PC skills including Microsoft Word, Excel, and PowerPoint.
- Excellent interpersonal skills including oral and written communication and presentation skills; ability to communicate adverse findings in a positive manner and maintain a “solution oriented” perspective.
