Job Summary
The Construction Turn Specialist is responsible for executing small- to mid-sized renovation and make-ready projects after a tenant moves out, ensuring properties are in rent-ready condition for Midwest Property Group. This includes both single-family homes and apartment units. The ideal candidate will be skilled in general construction, coordination with subcontractors, and efficient project execution.
Key ResponsibilitiesTenant Turn Projects
- Receive project scope from Manager and create a material purchase order.
- Finalize the scope of work, project budget, and material orders.
- Execute renovation and turn projects from start to finish.
- Coordinate and schedule subcontractors for specialty repairs (e.g., HVAC, roofing, etc.).
- Participate in daily check-ins with the Manager to ensure clear communication and timely project completion.
- Meet with municipal inspectors and address inspection punch list items as needed.
Project-Related Skills
- Hang and repair drywall.
- Prep and paint interior and exterior surfaces.
- Install cabinets, plumbing fixtures, light fixtures, and outlets.
- Perform light plumbing and electrical work.
- Conduct general labor and jobsite cleanup.
- Complete minor exterior improvements such as landscaping, fence repair, and gutter maintenance.
Additional Duties
- Assist the Maintenance Department with higher-skill maintenance tasks as needed.
- Oversee and manage subcontractors on-site to ensure quality and timeliness.
- Submit receipts and invoices to the Accounting Department promptly.
- Conduct tenant move-out walkthroughs and generate repair estimates.
- Perform other duties as assigned by the Manager.
Qualifications
- Proven experience in residential construction or property turns.
- Ability to work independently and as part of a team.
- Strong communication and organizational skills.
- Knowledge of basic building codes and safety standards.
- Must have a valid driver’s license and reliable transportation.
- Basic tools to perform work assigned.
Job Type: Full-time
Pay: $50,000.00 - $55,000.00 per year
