Job Description: Maintenance
Essential Purpose of the Position
This position is responsible for performing a wide variety of maintenance duties in order to provide a clean, orderly and safe environment; and perform related work as required. The job of the Maintenance Worker troubleshoots, performs minor repairs and responds to emergency calls for service; assists skilled trades; and ensure that tools and materials are maintained in good working order and are available at job site when needed.

Duties
Job duties include but are not limited to:
- Responds to emergency calls/maintenance requests as required.
- Performs various maintenance; such as installation and repair to fixtures in units and facility.
- Troubleshoots and repairs minor plumbing and electrical problems; replaces a variety of light bulbs and lighting accessories.
- Operates power equipment such as hand and power tools.
- Performs preventative maintenance in and around facility.
- Responds to service requests, such as arranging/moving furniture and equipment for the purpose of providing adequate preparation for needs at facility.
- Maintains assigned tools and equipment for the purpose of ensuring availability in safer operating condition.
- Performs a wide variety of general and semiskilled maintenance activities (ex. Carpentry, painting, electrical, ect.) for the purpose of completing projects within established time frames.
- Completes daily, weekly and/or monthly checklists on building maintenance procedures and maintains records of scheduled maintenance procedures.
- Assists with and/or repairs plaster and drywall; paints building structures as needed.
- Repairs furniture and building system components for the purpose of ensuring a safe working condition.
- Responds to emergency situations during and after hours for the purpose of resolving immediate safety concerns.
- May obtain estimates for supplies, repair parts; orders parts as needed.
Qualifications
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Must have the physical and mental health to meet the demands of the position.
The requirements listed below are representative of the knowledge, skill, and/or ability required.
- High school diploma or general education degree (GED)
- One year of responsible experience in building and mechanical equipment maintenance and repair; or an acceptable equivalent combination of education and experience.
- Good skill in the use of hand and power tools.
- Ability to read, write and comprehend simple instructions, short correspondence, and memos.
- Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to interpret miscellaneous drawings and schematics.
Physical Demands
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is frequently required to stand; walk; use hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop; kneel; crouch or crawl; and talk; or hear. The employee is occasionally required to sit. The employee must be able to lift and/or move more than 50 pounds unassisted. Specific vision abilities required by this job include close vision, distance vision, color vision and depth perception.
Work Environment
While performing the duties of this job, the employee is exposed to moving mechanical parts. The employee is also exposed to wet and/or humid conditions; high, precarious places; fumes or airborne particles; toxic or caustic chemicals; outside weather conditions; risk of electrical shock; and vibration. The noise level in the work environment may be moderate to occasionally loud.

Pay: $21.00 - $25.50 per hour
