Maintenance Supervisor
What this job involves:
As a Maintenance Supervisor at JLL, you'll provide comprehensive management oversight for diverse support personnel including JLL Maintenance Technicians, Mobile Equipment Technicians, General Housekeeping Personnel, Industrial Cleaning staff, and multiple union labor groups while fully managing vendor contracts as required. We believe the most effective teams are built when everyone is empowered to thrive, and you'll demonstrate this by assisting maintenance, housekeeping, and fleet management personnel with daily operations while providing on-site coverage during weekend production. Your role encompasses investigating, planning, managing, and implementing projects assigned by the General Manager while ensuring proper operation through safe operating tours and solving complex building operational issues. What your day-to-day will look like:
- Supervise JLL maintenance technicians, mobile equipment technicians, housekeeping personnel, industrial cleaning staff, and multiple union labor groups
- Manage mechanical systems including HVAC/R, indoor air quality, temperature control, building exhaust systems, preventative and predictive maintenance programs
- Oversee power systems including normal power, electrical substations, switchgear, emergency power systems, UPS systems, and standby generators
- Coordinate building systems including automation systems, monitoring systems, data centers, security systems, and energy conservation initiatives
- Ensure compliance with life safety systems including fire sprinkler systems, smoke/fire detection, fire extinguishers, signage, and evacuation plans
- Manage environmental health and safety compliance including waste removal, OSHA regulations, HAZMAT compliance, and environmental emergency response
- Perform fleet management including scheduled preventative maintenance, emergency repairs, documentation retention, and inventory control decisions
Required qualifications:
- Proven experience supervising diverse maintenance and operations personnel including union labor groups
- Knowledge of mechanical systems including HVAC/R, building exhaust systems, elevator maintenance, and utility systems
- Understanding of power systems including electrical substations, emergency power systems, and standby generators
- Experience with environmental health and safety regulations including OSHA, HAZMAT, and ISO compliance
- Strong organizational skills with ability to coordinate scheduling, training, and coverage across multiple shifts
- Excellent communication skills for interaction with building occupants, management, and external contractors
Preferred qualifications:
- Experience with building automation and monitoring systems, data centers, and security systems
- Knowledge of industrial cleaning processes including dry-ice blasting and ultra-high pressure water blasting
- Background in fleet management and mobile equipment maintenance
- Familiarity with preventative and predictive maintenance methodologies
- Experience managing vendor contracts and coordinating with outside contractors
- Understanding of energy conservation initiatives and environmental compliance programs
