About the Position
SMS is seeking a highly motivated property maintenance professional to join our rapidly growing team of entrepreneurial real estate professionals. The position will work directly with the site's property manager in all phases of the company’s property maintenance needs. The Property Maintenance Manager is responsible for oversight and completion of the day-to-day facility operations of a multifamily property located in Louisville, KY. The Property Maintenance Technician is tasked with maintaining grounds, common areas, completing service requests, troubleshooting all building systems and Mechanical, Electric and Plumbing equipment (“MEP”), overseeing repairs performed by third party vendors and completing make-ready unit turns in a timely manner. The Property Maintenance Manager will work closely with the Property Maintenance Technician and Property Manager to ensure the team provides excellent customer service to all residents and all maintenance issues are resolved within our established guidelines.
Primary Responsibilities and Objectives
- Oversee day to day operations, maintenance staff and common areas to ensure quality standards are to expectation
- Perform basic carpentry, drywall, hardware, appliance and MEP assessments, troubleshooting and repair or replacements.
- Inspect and prepare vacant units at the time of both move-in and move-out.
- Respond to emergencies in a timely manner, as they arise while on-call during after-hours.
- Complete standard routine projects such as in-unit and common area preventative maintenance, MEP equipment inspections and prepare the property for third party vendor projects.
- Maintain and prioritize work orders for timely completion.
- Monitor maintenance supply inventory levels while remaining within established budget.
- Obtain and review proposals for projects via third party vendors and make recommendations for Property Manager’s approval.
- Manage third party vendor projects, document work and product quality.
- Complete timely incident reports and provide documentation to Property Manager.
- Maintain cleanliness of property, including trash areas and dumpsters.
- Stay current on all applicable building codes and safety standards.
- Perform snow removal.
- Lead property inspections, including building and alarm systems inspections, as well as, prepare property for any outside inspections.
- Facilitate technical training and technical skill development for property associates.
- Work closely with Spirit’s Construction Management team to coordinate renovations and unit turnover.
Qualifications, Skills & Attributes
- High school education or equivalent. A Bachelor of Arts or Science from a well-regarded college or university a plus but, not required.
- 2-5 years of multi-family residential building maintenance
- Valid driver’s license and vehicle required.
- Knowledge of maintenance systems, including inventory control, preventative maintenance, and work order record keeping.
- Knowledge of mechanical systems and equipment including HVAC, landscaping, carpentry, painting, hydraulic systems, and electric motors.
- Proficiency in electrical troubleshooting of high and low voltage and the use of diagnostic equipment, including volt/ohm meters.
- Proficiency in plumbing repairs and troubleshooting.
- Demonstrate leadership and management skills.
- Ability to perform heavy lifting (at least 60 lbs.), climb ladders up to 24 ft., stand and walk for 8 hours, and perform other physically demanding duties as directed.
- Attendance, time management and organization are imperative job functions.
