Job Summary:
We are seeking an accomplished Vice President of Residential Operations to lead our growing portfolio of multi-family properties across the Midwest. This executive-level role is responsible for managing a region that includes 10+ properties and 4,500+ units, spanning multiple states. As a key leader within the organization, you will provide strategic direction, foster a high-performance culture, and ensure the operational and financial success of each community in your region.
In this role, you’ll mentor and guide on-site teams, oversee the preparation of annual operating budgets, conduct monthly property inspections, and manage capital improvement projects. You will play a critical part in driving the overall success of the region, ensuring compliance with policies and regulations, and mitigating any operational risks. Your leadership will directly impact the growth, efficiency, and resident satisfaction across the properties you oversee.
Required Qualifications:
- Minimum 10 years’ experience as a Regional Property Manager in the multifamily industry.
- At least 3–5 years at the Vice President level overseeing 4,000+ units is required.
- Proven track record in leading multi-site teams and driving performance across large portfolios.
- Deep knowledge of property operations, budgeting, maintenance planning, and fair housing laws.
Education & Certifications:
- Bachelor’s Degree in Business, Management, or related field is required.
- Professional certifications such as CPM, CAM, RMP, or CMCA are a plus.
- Active Drivers License is required.
Technical & Professional Skills:
- Proficiency in property management software (e.g., Yardi, Voyager, LRO, Entrata, Resident Check).
- Strong budgeting and financial analysis capabilities, including reading P&L reports.
- Excellent leadership, time management, communication, and conflict resolution skills.
- Customer-focused with a strong sales orientation.
Work Requirements:
Physical Demands:
- This role involves frequent travel and regular on-site inspections, requiring the ability to walk, sit, stand, climb, and use a personal computer and phone for extended periods.
Travel & Attendance:
- Extensive travel within your assigned region is expected.
- Flexibility to work some evenings, weekends, and holidays.
- Active participation in company events and planning sessions is required.
