Overview

Remain fully accountable for all day-to-day property operations, overseeing and enhancing the value of the property. Perform financial management regarding budget administration, net operating income, expenditures, accounts receivable, delinquency rates, and purchasing. Perform effective personnel management regarding selection, training, performance management, safety, coaching, performance reviews, and discipline.
Ensure the property is leased to the fullest capacity through effective sales and marketing strategies.
Manage maintenance by attaining rapid turnover times, ensuring quality and quantity of make ready apartments, confirming prompt completion of service requests, ensuring proper maintenance of property appearance, and ensuring unit and property preventative maintenance. Perform vendor management. Manage assets, teams, keys, and emergency situations. Comply with and ensure employees comply with all aspects of the federal Fair Housing Act, state Fair Housing laws, and local occupancy standards.
Fill in and/or assist on-site teams during absences, shortages, or transitions. Providing extra eyes and hands on property performance and best practices, protocols, suggestions, and filling the gap of deficiencies. Track property performance metrics: occupancy rate, net leased, delinquency, renewals, work order completion, ready completion, marketing strategies and advertising, and overall resident retention and satisfaction.
Determine and utilize marketing strategies to secure prospective residents, such as participation in outreach marketing activities at local events.
· Advise residents of referral concessions.
· Assist in placing, removing/updating banners, balloons, bandit signs, and flags.
· Distribute newsletters, pamphlets, and flyers.
· Monitor advertising effectiveness and make decisions based upon results.
· Remain competitive by conducting market surveys of competitors as needed or upon request of Regional Property Manager. Complete Competitive Markey Survey form.
Qualifications
- Filing audits, SharePoint, Outlook Email and Calendars, Social Media
- Proven experience in property management or a related field is preferred.
- Strong administrative skills with attention to detail.
- Knowledge of facilities management practices is advantageous.
- Familiarity with legal administrative tasks related to property leasing is a plus.
- Excellent negotiation skills with the ability to resolve conflicts effectively.
- Proficient in using property management software such as OneSite software.
- Strong customer service orientation with the ability to build positive relationships with tenants and vendors.
- Ability to work independently as well as part of a team.

Roving PM's will report to the Regional Manager and will cover Fort Smith, Fayetteville, Rogers, Bentonville and Tahlequah Oklahoma, in between, as well as working some from Regional office and remote/hybrid, if applicable.

Pay: $21.00 - $24.00 per hour
