Job description

Maryland Management Company is seeking an experienced Regional Property Manager to oversee a portfolio of multifamily apartment communities. This position has responsibility for the operational and financial performance of assigned properties, including budgeting, property operations, maintenance, apartment turnover, capital projects, and occupancy.

Key Responsibilities

  • Oversee the overall operational and financial performance of an assigned portfolio of apartment communities.
  • Develop and manage annual operating and capital budgets, monitor financial performance, and ensure properties operate within established budgets.
  • Lead property teams and ensure consistent execution of company standards across the portfolio.
  • Recruit, hire, manage, and develop maintenance teams.
  • Oversee apartment turnover, ensuring vacant units are completed efficiently, on schedule, and to company standards.
  • Maintain the physical condition and appearance of assigned properties through regular inspections, preventative maintenance, and proactive planning.
  • Identify, budget, and manage capital improvements, major repairs, and property upgrades.
  • Source and evaluate third-party contractors, obtain competitive bids, negotiate pricing and scope, and oversee projects through completion.
  • Partner with the Regional Marketing Manager and onsite teams to achieve occupancy and leasing goals.
  • Monitor operating expenses and identify opportunities to improve efficiency, control costs, and enhance property performance.
  • Ensure assigned properties comply with company policies and applicable federal, state, and local requirements.

Qualifications

  • Multifamily property management experience, including responsibility for multiple properties or a large multifamily community.
  • Demonstrated experience managing property budgets and financial performance.
  • Strong knowledge of apartment maintenance, unit turnover, building systems, and capital projects.
  • Experience recruiting, managing, and developing property and maintenance personnel.
  • Experience sourcing and managing vendors and third-party contractors.
  • Strong leadership, financial, organizational, and problem-solving skills.
  • Ability to manage multiple properties, projects, and priorities simultaneously.
  • Ability to travel regularly throughout the assigned portfolio.
