POSITION DESCRIPTION
Position: MAINTENANCE TECHNICIAN
A. POSITION SUMMARY
Maintenance supervisors oversee hotel maintenance, energy usage and many of the hotel's safety and security programs. Hotel areas maintained under the direction of the maintenance supervisor include public areas, guestrooms, support areas, machinery, equipment and grounds. The maintenance supervisors are the hotel's safety officer.
B. POSITION REQUIREMENTS
1. Work Authorization: Must be authorized to work in the U.S.
2. Language Skills: Good oral and written use of English language, including the ability to
read and understand equipment manuals, safety procedures and the ability to communicate maintenance and safety instructions. Spanish bilingual a plus.
3. Transportation: Access to a personal automobile during all hours. Holds a current, valid
driver's license and automobile liability insurance. Maintains a safe driving record.
4. Travel: Able to perform out-of-town travel for up to two days at a time.
5. Equipment Skills: Able to use personal computers, radios, hand tools, maintenance equipment, calculators and multi-button telephones.
6. Personal Skills and Characteristics: Has a high degree of initiative, good communication and organization skills. Has a professional demeanor and is professionally attired. Has initiative, good work habits and flexibility.
7. Work Experience: Have some supervisory experience and experience in commercial property maintenance or construction.
8. Safety and Health Knowledge: Knowledgeable on OSHA regulations, health department rules, fire department regulations, hotel law and industry safety, security and health standards.
9. Physical Requirements: Able to safely lift and carry 50 pounds for the purposes of installing and maintaining equipment, fixtures and furniture and for retrieving and storing supplies. Able to assist with the evacuation of hotel guests and other emergency procedures. Able to drive a motor vehicle. Able to reach fully to the front, sides and overhead for the purposes of installing and maintaining equipment, fixtures and furniture and for retrieving and storing supplies. Able to safely climb footstools and ladders. Is able to work in a kneeling position for up to two hours per day. Able to safely and efficiently use common hand tools and electrical tools. Able to bend and squat while performing maintenance tasks. Able to safely work in high places, such as rooftops; and able to work in confined spaces, such as crawl spaces. Able to wear protective clothing and equipment, such as gloves, respirators and eyewear. Able to work safely with caustic chemicals used for cleaning, landscaping and maintenance.
C. POTENTIAL CONTACT WITH HAZARDOUS MATERIALS
The person performing this job has contact with potentially hazardous chemicals and other substances used for general cleaning, landscaping, property maintenance, equipment maintenance, vehicle maintenance and use, fire protection, breakfast pantry, bar operations and office work. D. OVERVIEW OF RESPONSIBILITIES
Maintenance supervisors have the following responsibilities:
1. Supervise the maintenance of the hotel so that there are no additional expenses or lost business resulting from deferred maintenance.
2. Review and be knowledgeable of information contained on circulated management reports and financial statements.
3. Implement and adhere to all Company purchasing procedures and controls.
4. Be knowledgeable on the safe use of tools, chemicals, supplies and related materials. Use these materials safely and according to instructions.
5. Use hotel supplies and materials efficiently.
6. Promptly report to the general manager and correct maintenance deficiencies that may have a negative effect on guest comfort and/or operating expenses.
7. Promptly report and correct risks to guest, visitor and employee safety, security and health to the general manager.
8..Coordinate access to guestrooms and timeliness of guestroom maintenance with the housekeeping and front office departments.
9. Be knowledgeable of hotel features, amenities and services.
10. Adhere to all Company policies and procedures.
11. Participate in job-oriented continuing education programs.
12. Promote good relations with the hotel's vendors, tenants and neighbors.
13. Implement and monitor a formal, documented ongoing preventive-maintenance program for all of the hotel's major equipment and machinery.
14. Implement and monitor a formal, documented ongoing maintenance program for all hotel guestrooms.
15. Represent the hotel with enthusiasm, professionalism and businesslike appearance and demeanor to all hotel guests, clients, prospective clients and agents and to the community.
16. Continually communicate formally and informally with all employees, regarding Company philosophy and policies.
17. Provide guidance and feed to subordinates in order to improve their work performances.
18. Meet all Company standards for new-employee orientation and training and for ongoing training of existing employees. Provide for employee training in workplace and customer safety, health and security.
19. Keep accurate records on equipment warranties and maintenance history.
20. Use and assure others use tools and supplies safely and according to instructions. Assure tools, equipment and supplies are not left unattended and unsecured.
E. SUMMARY OF DUTIES
Maintenance supervisors perform the following duties:
1. Complete and post subordinate's daily work checklists and special project checklists.
2. Responsible for keeping the ground clean including emptying trash cans, cleaning the parking lot, landscaping.
3. Responsible for obtaining supplies and coordinating supply needs with general manager
4. Perform employee performance reviews.
5. Attend staff meetings.
6. Conduct daily tours of all hotel facilities to discover and correct maintenance deficiencies, conditions that negatively affect guest experience and conditions that risk the security, safety or health of hotel employees, guests or other visitors.
7. Report and Investigate damage to Company property.
8. Conduct regularly scheduled departmental meetings according to Company standards. Maintain written records of the subjects discussed and their resolution.
9. Participate as an active member of the hotel safety and security committee. Perform the duties of the hotel safety officer as outlined in the Safety, Security & Emergency Procedures Manual.
10. Report guest comments to the general manager and the front desk staff.
11. Respond to written and verbal work orders originating from the front desk, housekeeping
staff and management.
12. Deliver requested items to guestrooms, such as bedding, pillows, cribs, roll- away beds, towels, light bulbs and supplies when requested by the supervisor or the front-desk staff. 21. Report the status of maintenance assignments to the front desk, housekeeping and management.
13. Repair and clean mechanical equipment. Perform preventive maintenance on mechanical equipment.
14. Complete special projects, including but not limited to, painting, refinishing, plumbing, flooring, wall treatments, landscaping, demolition, construction, electrical, carpentry, refrigeration and other projects.
15. Repair and clean furniture, fixtures and equipment in the hotel's guest rooms, public areas, storerooms, offices, workshops, support areas, garage and outdoor areas.
16. Secure guestrooms, storerooms, mechanical rooms and work areas. Secure hotel equipment and supplies.
17. Maintain comprehensive records on guestroom maintenance and preventative maintenance.
18. Review and adhere to all manuals and other policy updates.
19. Promptly report needs for areas needing housekeeping attention to the housekeeping department.
20. Complete other assignments and perform other duties as directed by management.
