The Maintenance Manager is responsible for overseeing the maintenance of the current facilities. The Maintenance Manager is also responsible for the oversight of contractors and employees on assigned projects. This person will also be responsible for the oversight of the construction projects for Bosselman Administrative Services, Inc.

Responsibilities:
- Leads, coaches, and manages a team of maintenance technicians and support staff.
- Assigns daily work tasks and projects based on operational priorities.
- Ensures adequate coverage across all shifts and responds to absenteeism and scheduling needs.
- Reviews, schedules, and delegates work orders for preventive and corrective maintenance.
- Coordinates with other departments to minimize downtime and disruptions to operations.
- Monitors progress of maintenance tasks and adjusts priorities as needed.
- Oversees maintenance and repair of mechanical, electrical, and facility systems.
- Ensures all equipment and systems are operating efficiently and safely.
- Initiates and track preventives maintenance programs.
- Oversees procurement and inventory of tools, equipment, and spare parts.
- Evaluates and approves vendor quotes for repairs or contracted services.
- Provides ongoing training and development for maintenance staff.
- Ensures staff compliance with safety protocols and regulatory standards.
- Conducts performance evaluations and assists in career development planning.
- Ensures compliance with OSHA regulations, company safety policies, and environmental guidelines.
- Leads safety meetings and implements corrective actions as needed.
- Coordinates and oversees work performed by third-party contractors and service providers.
- Ensures contractor compliance with safety standards, site protocols, and project specifications.
- Obtains and reviews quotes, manages contractor schedules, and inspects completed work for quality assurance.
- Maintains accurate records of maintenance activities, inspections, and repairs.
- Prepares reports on departmental performance, costs, and key metrics.
- Uses systems to track work orders and asset history.
- Identifies opportunities to improve maintenance practices, reduce costs, and increase efficiency.
- Recommends upgrades or replacement of aging equipment.
- Participates in capital planning and long-term facility strategy.
- Provides friendly and competent customer service.
- Reports for work in a timely manner when scheduled.
Additional Job Duties:
- Assists in other duties, as assigned.
Supervisory Responsibilities:
- This position has direct supervisory responsibilities over the construction projects for Bosselman Administrative Services, Inc. In charge of working with and overseeing outside contractors for construction projects and contracts for regular maintenance.
- Directly supervises 2 or more employees.
- Bachelor’s degree in industrial maintenance, facilities or construction management or business management with technician experience required or comparable management experience.
- Minimum of two years maintenance experience is required.
- Minimum of one year supervisory experience is required.
- Experience working with MEP, landscaping, and electrical systems required.
- Facilities experience in a warehouse environment preferred.
Minimum Qualifications:
- Current valid driver's license and be insurable to drive.
- HVAC knowledge and refrigeration knowledge preferred.
- Must be “hand-on” and assist in completing maintenance work.
- Ability to excel in a fast-paced work environment.
- Ability to manage multiple projects concurrently.
- Ability to multi-task and make quick, decisive decisions.
- Ability work within stringent timeframes.

- Must be able to work a minimum of 50 hours per week, any time day or night as needed.
