Summary:
The Building Maintenance Manager is responsible for the overall maintenance and upkeep of our apartment community. This role requires a hands-on leader with strong technical skills, a proactive approach to problem-solving, and the ability to effectively manage a team. The Maintenance Director will ensure the property is maintained to the highest standards, providing a safe and comfortable living environment for our residents.
Responsibilities:
- Team Leadership:
- Recruit, train, supervise, and mentor maintenance staff.
- Schedule and assign work orders, ensuring timely and efficient completion.
- Conduct performance evaluations and provide ongoing feedback.
- Foster a positive and collaborative team environment.
- Preventative Maintenance:
- Develop and implement a comprehensive preventative maintenance program.
- Conduct regular inspections of buildings, grounds, and equipment.
- Schedule and perform routine maintenance tasks, such as HVAC servicing, plumbing checks, and electrical inspections.
- Corrective Maintenance:
- Respond promptly to resident maintenance requests and emergencies.
- Diagnose and resolve maintenance issues, including plumbing, electrical, HVAC, appliance repairs, and general building maintenance.
- Prioritize and manage work orders effectively.
- Ensure all repairs are completed to a high standard.
- Capital Improvements:
- Assist in the planning and execution of capital improvement projects.
- Obtain bids from contractors and vendors.
- Oversee project timelines and budgets.
- Vendor Management:
- Develop and maintain relationships with vendors and contractors.
- Negotiate contracts and ensure competitive pricing.
- Monitor vendor performance and ensure quality of work.
- Budget Management:
- Develop and manage the maintenance budget.
- Track expenses and ensure cost-effective maintenance operations.
- Order and maintain inventory of maintenance supplies and equipment.
- Safety and Compliance:
- Ensure compliance with all safety regulations and building codes.
- Conduct regular safety inspections and address any hazards.
- Maintain accurate records of maintenance activities and safety inspections.
- Oversee pool and spa maintenance, as well as ensure proper chemical balances.
- Resident Relations:
- Communicate effectively with residents regarding maintenance requests and repairs.
- Provide excellent customer service and maintain a professional demeanor.
- Address resident concerns and resolve maintenance-related issues promptly.
- Grounds Maintenance:
- Oversee grounds maintenance, including landscaping, and general upkeep.
Qualifications:
- High school diploma or equivalent; technical or trade school certification preferred.
- Minimum of 5 years of experience in multifamily property maintenance or a related field.
- Strong knowledge of plumbing, electrical, HVAC, and general building maintenance.
- Proven leadership and team management skills.
- Excellent problem-solving and decision-making abilities.
- Strong communication and customer service skills.
- Ability to work independently and prioritize tasks effectively.
- Proficiency in using maintenance management software and tools.
- Valid driver's license and reliable transportation.
- EPA and/or HVAC certifications preferred.
Physical Requirements:
- Ability to lift and carry heavy objects.
- Ability to work in various weather conditions.
- Ability to stand, walk, bend, and kneel for extended periods.
Working Conditions:
- This is a full-time position with occasional evening and weekend work required.
- The work environment includes both indoor and outdoor settings.
- The position requires on-call availability for emergencies.
