Maintenance Manager

Summary:

The Building Maintenance Manager is responsible for the overall maintenance and upkeep of our apartment community. This role requires a hands-on leader with strong technical skills, a proactive approach to problem-solving, and the ability to effectively manage a team. The Maintenance Director will ensure the property is maintained to the highest standards, providing a safe and comfortable living environment for our residents.

Responsibilities:

• Team Leadership:
• Recruit, train, supervise, and mentor maintenance staff.
• Schedule and assign work orders, ensuring timely and efficient completion.
• Conduct performance evaluations and provide ongoing feedback.
• Foster a positive and collaborative team environment.
• Preventative Maintenance:
• Develop and implement a comprehensive preventative maintenance program.
• Conduct regular inspections of buildings, grounds, and equipment.
• Schedule and perform routine maintenance tasks, such as HVAC servicing, plumbing checks, and electrical inspections.
• Corrective Maintenance:
• Respond promptly to resident maintenance requests and emergencies.
• Diagnose and resolve maintenance issues, including plumbing, electrical, HVAC, appliance repairs, and general building maintenance.
• Prioritize and manage work orders effectively.
• Ensure all repairs are completed to a high standard.
• Capital Improvements:
• Assist in the planning and execution of capital improvement projects.
• Obtain bids from contractors and vendors.
• Oversee project timelines and budgets.
• Vendor Management:
• Develop and maintain relationships with vendors and contractors.
• Negotiate contracts and ensure competitive pricing.
• Monitor vendor performance and ensure quality of work.
• Budget Management:
• Develop and manage the maintenance budget.
• Track expenses and ensure cost-effective maintenance operations.
• Order and maintain inventory of maintenance supplies and equipment.
• Safety and Compliance:
• Ensure compliance with all safety regulations and building codes.
• Conduct regular safety inspections and address any hazards.
• Maintain accurate records of maintenance activities and safety inspections.
• Oversee pool and spa maintenance, as well as ensure proper chemical balances.
• Resident Relations:
• Communicate effectively with residents regarding maintenance requests and repairs.
• Provide excellent customer service and maintain a professional demeanor.
• Address resident concerns and resolve maintenance-related issues promptly.
• Grounds Maintenance:
• Oversee grounds maintenance, including landscaping, and general upkeep.

Qualifications:

• High school diploma or equivalent; technical or trade school certification preferred.
• Minimum of 5 years of experience in multifamily property maintenance or a related field.
• Strong knowledge of plumbing, electrical, HVAC, and general building maintenance.
• Proven leadership and team management skills.
• Excellent problem-solving and decision-making abilities.
• Strong communication and customer service skills.
• Ability to work independently and prioritize tasks effectively.
• Proficiency in using maintenance management software and tools.
• Valid driver's license and reliable transportation.
• EPA and/or HVAC certifications preferred.

Physical Requirements:

• Ability to lift and carry heavy objects.
• Ability to work in various weather conditions.
• Ability to stand, walk, bend, and kneel for extended periods.

Working Conditions:

• This is a full-time position with occasional evening and weekend work required.
• The work environment includes both indoor and outdoor settings.
• The position requires on-call availability for emergencies.
