SUMMARY: The Facilities Manager is responsible for general maintenance and repairs of the facilities, arranging room set up for classes and rentals, janitorial assistance and the overall good repair, and safety of the facilities. This position may also assist the Executive Director in the evaluation, contracting and managing of trades contractors for more advanced maintenance and repair initiatives.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
1. Arranges room set up of tables and chairs for classes and rentals within the center. Meets with rental lead for review of room set up.
2. Provide general janitorial for the senior center, library, arts and crafts room, Thrift Store, Family Care, which include cleaning of restrooms.
3. Perform routine maintenance to the interior and exterior of center facilities including Family Caregiver department and Thrift Store, to include but not limited to basic painting, installing and adjusting smart thermostats, identifying HVAC issues, lawn maintenance, snow removal of sidewalks including using deicing materials, replacing smoke and/or CO2 detectors or batteries, assist with minor vehicle maintenance as needed, hanging or reattaching wall items such as pictures, wall art, towel racks, dispensers, etc., drywall repair, replace light bulbs, assist with basic pest control, change out switches and do basic electrical work, install and troubleshoot appliance issues, attend to leaking faucets and toilets, and repair to exteriors such as railings, gutters, siding, decks, etc.
4. Responsible for inventory and ordering of necessary janitorial and maintenance supplies for the center as needed and following required safety requirements associated with those materials and chemical, as outlined by WA State Labor & Industries. Completes trips to stores for necessary materials.
5. Leads the monthly meetings of the Safety Committee. Reviews appropriate areas of focus in relation to the daily operation and safety needs of the organization. Ensures minutes of Safety Committee meetings are completed and forwarded to the Executive Director.
6. Participates in Facilities committee meetings as requested, attends team and staff meetings as assigned.
7. Partner with the Executive Director or their assignee in RFPs for more advanced maintenance and repair work by trades contractors, as well as the supervision/management of those to ensure work is completed within budget and scope. Refer vendors to Executive Director who may be needed for maintenance and repair work that is outside of basic knowledge and skills, or if required by licensed trade, such as an electrician, plumber, etc. Reviews work orders and obtains estimates from vendors as requested.
8. Provide back up coverage for front desk position as needed.
9. Secures buildings at end of day for facilities.
10. Completes work orders from various departments.
11. Basic use of Outlook, Excel,Word in Office 365. Use of phone apps for climate controls.
12. Other duties as assigned.
RELATIONSHIPS:
1. Supervised by the Executive Director.
2. Work directly with service maintenance vendors as needed.
3. Demonstrate friendly, courteous and effective communication skills with staff, participants, volunteers and guests.
4. Communicate regularly with Board Facilities Chair on specific facility needs.
SUPERVISORY RESPONSIBILITIES: This position has no supervisory responsibilities of paid staff; however, supervision of volunteers may apply at times as needed.

Education and Experience:
1. High school diploma or GED (associate’s degree is preferred)
2. 3-years maintenance and janitorial experience required.
3. Knowledge of and experience working with cleaning equipment and supplies.
4. Knowledge of basic health and safety requirements as outlined by WA State Labor & Industries regarding maintenance, chemicals, etc.
5. Experience building, implementing, and tracking a comprehensive preventive maintenance program, which includes documenting issues and time tracking as required by Center leadership.
6. Experience working with subcontractors; RFPs, and the sourcing and supervising of third-party contractors with advanced HVAC, plumbing, and electrical skills is a plus.

PHYSICAL DEMANDS: While performing the duties of this job, the employee is regularly required to sit, talk and be able to hear. The employee is frequently required to use hands to finger, handle or feel as well as reach with hands and arms. The employee is regularly required to stand and walk. The employee must be able to lift and/or move up to 50 pounds.
WORK ENVIRONMENT: The job is performed in a temperature regulated environment with a moderate noise level. Some work outside in varying climatic conditions may be required.
